Developer Dean Rzechta is moving into hotels as the residential apartment market slows. The shortage of hotel accommodation makes it worthwhile and tighter density rules in Rzechta's home market of Melbourne are making many developers look at hotels. 

 

But the growth isn't in the traditional five-star hotel market, says the managing director of company Ninety Four Feet. Rather, the site he's preparing in Sydney's Haymarket, and for which he already has a stage one approval from the City of Sydney, for an indicative 31-storey, 180-room hotel, will target what Rzechta calls the four-star millennial market.

 

It's a pared-down hotel offering that targets a growing younger crowd with smaller rooms – between 15 and 18 square metres – and without traditional on-site offerings such as restaurants or gym. "It's bums on beds and F&B [food and beverage] to go," Rzechta says. "Guests want to be out, they don't want to be in a hotel."

Gemma Nisbet finds offers for locals looking for a break in their own city. Just a few years ago, Perth’s hotel rooms were among the most expensive in the country, with record occupancy rates fuelled by the mining boom. 

 

Today, occupancy rates and prices have eased off somewhat. AsThe West Australianreported last month, occupancy dropped 1.4 per cent to 80 per cent in the first quarter of this year, while average daily room rates in Perth fell by 6.8 per cent to $191.

 

Meanwhile, the number of available rooms has had a significant boost thanks to a host of new hotels opening, with more to come. According to the Tourism Council of WA, eight new hotels have opened in the City of Perth alone since 2012, with an additional 10 under construction, and more in the planning and approval stages.

I've been having an email exchange with a friend who is trying to decide on a New York hotel and wants my advice. I've stayed in a few of them over the years and so I'm happy to help.

 

The emails are flying back and forth over one issue – the size of the wardrobe in the room. My friend, even when travelling for business, is a perennial over-packer and needs lots of closet space. Whenever she arrives at a hotel she has to call down for 20 extra coat hangers. The usual five or six parsimoniously provided won't do.

 

I feel her pain. When it comes to packing, I'm usually throwing into my suitcase "one more thing" (and then another and another) as I'm going out the door to the airport. Consequently, my suitcase is full even before I start picking up souvenirs along the way. You would think I might have learnt by now but I haven't.

It was all about the glitz and glam at Sydney's chic Primus Hotel last night as we presented our third annual Hotel Awards. Hosted by TV personality and journalist Chris Bath, the awards coincide with the release of the 2016 Gourmet Traveller Australian Hotel Guide, published with the June edition of the magazine, on sale today.

In attendance was the cream of the Australian travel industry, including our dedicated reviewers, travel editors, influencers and hoteliers from the country's top 50 hotels, and our friends and proud sponsors Nespresso.

Guests mingled over canapés and Nespresso-spiked Negronis before settling in for a sit-down dinner by the hotel's executive chef Ryan Hong. Dishes included wagyu sirloin with soy and porcini purée, and miso-glazed toothfish with a bright prawn and papaya salad.

THE GOLD Coast has been named Australia’s most expensive city in which to book a five-star hotel, but tourism bosses say the finding is further proof of the region’s popularity.

 

The annual Hotels.com price index found the average rate for a five-star room on the Glitter Strip was $313, compared with $303 for Sydney and $274 for Melbourne.

 

Adelaide and Darwin were the cheapest cities in Australia for a five-star stay at $190 and $197 — putting them on par with Asian destinations such as Pattaya in Thailand. Hotels.com regional director Katherine Cole said the Gold Coast’s high prices were being driven by cashed up international visitors and domestic tourists seeking to treat themselves.

It's become a tradition and this year will be no different as the Aussie Hotel celebrates Australia Day with plenty of activities for young and old.


Australia Day celebrations started at the Aussie Hotel following a book that was first published in Australia in 1981.


The book, A Day in the Life of Australia, was a compilation of photos taken by more than 100 photographers commemorating a single day in Australia.


A picture of the Aussie Hotel and it's patrons on Australia Day made the centre page spread.


Anita Fifoot from the Aussie Hotel said it's now the place to be for Australia Day.

Meanwhile, Park Hyatt Sydney still has the most expensive hotel suite in Sydney with its contemporary “Sydney Suite” which was built as part of the hotel’s $60 million upgrade. The two-bedroom suite sets travellers back by $16,000 per night with an expected minimum stay of two nights.

Sydney's casino wars are again hotting up as the 2019 deadline for the expiry of Star Entertainment's exclusive licence to run a casino in the emerald city looms.


A plan by Star to rival James Packer's luxury Barangaroo casino and resort, with a 200-metre hotel tower on the opposite shore of Darling Harbour, has been put to the Baird government.


Star says it can tap a shortage of luxury accommodation for well-heeled Chinese tourists in Sydney. Two Hong Kong companies with strong links to the mainland Chinese tourism sector, jewellery retailer Chow Tai Fook and Far East Consortium, are in negotiations with Star Entertainment to expand the Star Casino to a six-star integrated resort.


The three companies are already in a joint venture to build a $3 billion casino and resort in Brisbane at Queens Wharf.

Talk of hotel oversupply in Perth has been exaggerated, with new higher quality projects to be a welcome alternative to older and potentially obsolete hotels in the city, an industry analyst says.

 

CBRE Hotels senior director David Kennedy addressed concerns about potential oversupply in Perth, saying over half of the existing 6,710 rooms in the Burswood, Perth and West Perth areas were now over 30 years old.

 

“Besides the 48-room Como The Treasury Hotel and The Richardson in West Perth, the city hasn’t received a new five-star hotel for some 30 years, however the tide has turned with a surge of development under construction across the city,” Mr Kennedy said.

A 19-storey serviced apartments building will provide accommodation for businesspeople and travellers at Macquarie Park.

 

Planning authorities approved the $55 million project for Lane Cove Rd, next to Hyundai’s offices, last week. The complex will have 154 apartments, a rooftop restaurant, pool, function centre and 110 underground parking spaces.

Investment group Starin is co-ordinating the project.

 

CEO Anurag Thukral said Starin pushed the limits of council legislation to design a building that went from a height of 37 metres to 65 metres.

The bustle of the city will return to the former Palace Hotel later this year when Woods Bagot opens its new studio on the first and second floors of the historic CBD landmark owned by Brookfield Property.


The design and consulting practice has spent two years refurbishing the interior and exterior of the heritage-listed hotel and has capped its project with the signing of a 10-year lease for about 1000sqm of office space.


Decorated with ornate Victorian-era features, the Palace Hotel, which was built in 1895 during the gold rush, was regarded as one of the most elegant hotels in Australia.

Sydney Airport will play home to another hotel this year with the construction of a new Mantra property on Ross Smith Avenue, just around the corner from Terminals 2 and 3 which are used by Qantas, Virgin Australia, Jetstar, Tigerair and Rex for domestic flights.


With 136 rooms, construction of the ‘limited service’ hotel kicks off in April 2016: adjacent to the existing 199-room Ibis Budget Sydney Airport hotel and within walking distance of both passenger terminals.
